Poured Concrete Cracks Don’t Always Mean Starting Over
Finding a crack in a poured concrete foundation can be worrying, but many cracks can be repaired without replacing the foundation.
Wolsey Masonry uses polyurethane and epoxy crack injection methods for poured concrete foundations. Depending on the type and condition of the crack, these materials are injected into the affected area to seal it and help stop water infiltration.
The important part is determining what the crack needs before choosing the repair. Addressing foundation cracks early can help limit continued moisture problems and prevent deterioration from progressing unnoticed behind finished basement walls.
Older Stone Foundations Need a Different Kind of Care
Stone foundations have their own construction methods, materials, and repair needs. Wolsey Masonry provides stone foundation restoration and repointing for older homes, helping strengthen aging masonry and restore mortar joints that have deteriorated over time.
If failing mortar is the source of the problem, the stone foundation can be repointed and sealed to restore its integrity and help prevent moisture penetration.
But water does not always enter where the damage is easiest to see.
If moisture is coming through lower in the foundation wall, a more extensive exterior repair may be recommended. This can involve excavating all the way down to the footing, exposing the affected foundation so waterproofing can be applied where the problem originates.
Where additional reinforcement is required, Wolsey Masonry can pour approximately 2 to 3 inches of concrete against the exterior stone foundation and dowel rebar into the existing stone. This adds reinforcement and stability while the exterior repair helps protect the foundation against continued water intrusion.
It is a more involved process than patching a damp spot from inside, but sometimes getting to the root of the problem means getting down to the footing.
Waterproofing Starts with Finding Where the Water Gets In
Basement leaks and moisture problems can have different causes, which is why foundation waterproofing begins with an assessment rather than an automatic solution.
Depending on the foundation and source of the water, the work may involve crack injection, stone repointing and sealing, exterior waterproofing, excavation, reinforcement, parging, or a combination of methods.
Wolsey Masonry focuses on resolving the source of water infiltration and deterioration wherever possible. Taking care of cracks, failing mortar, and moisture concerns sooner can help protect the foundation and reduce the risk of more serious structural deterioration later.
Parging Is More Than a Pretty Finish
Parging gives exposed foundation walls a cleaner appearance, but its job does not stop at the surface. A properly selected system can also help protect the wall from weather, moisture, and deterioration, contributing to the long-term life of the foundation.
Wolsey Masonry offers three parging approaches, selected according to the type and condition of the foundation.
Standard Parging System
For suitable foundation walls, traditional parging material is applied directly to the surface. It is finished with a sponge finish to create a clean, consistent appearance while providing an additional protective layer over the foundation.
Reinforced Mesh System for Block Foundations
Block foundations may require additional reinforcement. In this system, wire mesh is installed first, followed by a scratch coat made with Portland cement and Type N mortar.
The foundation is then finished using a stucco-based system, adding durability while creating a more refined exterior finish.
Stucco-based Foundation Finish
For another reinforced option, Wolsey Masonry can transition from the scratch coat to its stucco system. Fibreglass mesh is incorporated within the stucco base coat, helping improve strength and resistance to cracking.
The appropriate parging system depends on what is already there. The goal is not simply to cover the foundation, but to choose a finish that makes sense for the wall beneath it.
The Right Foundation Repair Starts with the Foundation You Have
Poured concrete, block, and stone foundations cannot all be treated the same way. Neither can a surface crack, deteriorated mortar joint, or leak originating near the footing.
Wolsey Masonry tailors foundation repairs to the property rather than relying on a standard fix. That can mean polyurethane or epoxy injection for poured concrete, repointing and sealing an older stone foundation, reinforced parging for block construction, or excavation and exterior waterproofing when the problem goes deeper.
The sooner foundation deterioration and water infiltration are addressed, the better the opportunity to protect the structure before the damage becomes more extensive.
